By C.J. Hayden I often wonder how the practice began of pretending to be someone else in order to market your business. You know what I’m talking about — it’s the marketing face, the selling voice, that you often put on in order to attend a networking event or make a sales call. Who taught you to do that? I have a suspicion where we learn this behavior. Most of us spend a lifetime observing showroom salespeople, product spokespersons in the media, and hucksters on street corners. What we see demonstrated there is artificial enthusiasm, manipulative use of language, feigned interest, and in some cases outright deception. Sounds awful, doesn’t it? So why copy any part of this distasteful way of selling? Psychologist Abraham Maslow said, “If all you have is a hammer, everything looks like a nail.” Perhaps we believe this is the only way we can sell because it’s the only way we know. I’m not accusing anyone of consciously deceiving prospective clients. What I’m suggesting is that what we do unconsciously and automatically is to behave nauthentically around them. Intuitively, many of us feel as if something is wrong with this way of operating. When we have to sell ourselves, we find it unpleasant, disagreeable, even repulsive. But what if all those negative feelings were simply because we hate the artificiality and manipulation we think must be a part of selling? Imagine what it would be like to go to a business networking event as yourself. No facade, no pretension, just plain you. When someone asks your reason for coming, you tell them the truth. You don’t have to claim you wanted to hear the speaker (if you didn’t). You can come right out and say, “I’m hoping to make some contacts that will lead to business for me.” You wouldn’t have to invent reasons to start a conversation. You can walk up to someone who looks interesting and say, “Hi, I haven’t met you yet.” If you’re shy around strangers, you can tell the first person you meet, “I’m sort of a wallflower and feel awkward at events like this. Could you introduce me to some folks?” Now imagine placing a follow-up call to a prospect where you are completely honest. You could say, “I have some days open on my calendar soon and I’m wondering if this would be a good time for that project we’ve been discussing.” Or, “We haven’t talked in a while and I’d like to find out if you’re still planning to start the new training program this year.” I see so many professionals and consultants struggle with trying to find an “excuse” to call a prospect. You don’t need some manufactured excuse. You know the reason you’re calling. Most of the time THEY know the reason you’re calling. Just say what it is. Let’s extend this same principle to making a cold call. Instead of stumbling around awkwardly trying to make a polished — but unnatural — sales approach, imagine yourself saying, “I’m not much of a salesperson, but I’m really good at what I do. Can we have a conversation about what you need and see if I’m the right person for the job?” If you’ve been working from a cold-calling script that makes you flush and get a tight throat every time you read it, throw it out. Come up with one really good opening line that feels authentic and gets directly to the point. Then decide how you will answer — honestly — some of the typical questions prospects ask you. My bet is that your calls will immediately get easier. In fact, the more you become honest, direct, and authentic in all of your marketing, the more appealing selling will be to you, the more effortless it will become, and the more success you will ultimately achieve. Molding Leather Armor

By Dwain Berlin In order to mould leather armor, soak it in water until it becomes pliable and soft. Then place it in the mould until it dries and hardens. Cuir Bouilli The application of heat will make the leather harder. If you were making a cover for a shield, for example, or other pieces of leather amour, the leather would be dipped quickly in boiling water before being moulded. This is called cuir bouilli, a process employed in making leather armor. Using vegetable tanned leather with at least a weight of 8 ounces, soak the piece in cold water. This will ensure a uniform absorption when the leather armor is placed in the boiling water. Heat a pot of water to 180 degrees Fahrenheit, then immerse the wet leather for approximately thirty seconds to a minute, until it darkens and begins to curl. Remove the leather from the water and stretch it around the mould you have prepared, tacking it in place. Allow for shrinkage if you are cutting the leather armor from a pattern. Of course you can water-harden a larger piece of leather, flatten it under a cutting board, and then cut out the individual pieces of leather armor you want, and then mould them to the desired shape. At this stage it will be very stretchy. The boiling process makes the leather armor thicker and harder, with a degree of shrinkage dependent upon the leather itself and the amount of immersion time. The longer it remains in the water, the more pronounced the effects. A twenty second immersion can result in a shrinkage of 7/8s, with a thickening of 25%, while a forty second immersion results in a 2/3rds shrinkage and a doubling of the thickness. As in any aspect of leather working, it is best to experiment with scrap pieces of leather first to get the effect you want. Types of Moulds / Single Mould Moulds can consist of one or more pieces. Folding the leather around the actual object for which a cover is being made, where the mould is the object, is an option when making a case for a gun, an arm guard in archery, a sheaf for a knife or eye-caps for binoculars. Use tacks to hold it in place while it dries. A Two-piece Mould A two-piece mould acts like two slices of bread, with the leather being the sandwich filling. In this way, leather armor shields were made. The leather armor is left in the mould until it dries. A Three-piece Mould A three-piece mould allows the creation of items like bags and eyeglass cases without using a gusset. The leather is sewn on three sides. Two pieces of the mould are inserted on either side of the interior of the wet leather, and then a wedge is driven between the middle. The forms are left until the leather is dried. But organizing and storing all those wonderful embellishments we use to create with can be challenging. Spending time digging through drawers and boxes looking for supplies is frustrating and time consuming and time is money. There are simple and inexpensive ways to help you spend less time searching for your supplies and more time exactly creating. Sorting supplies by categories or themes is very useful and you can tell at a glance what you have in stock. Some useful categories are Winter, Christmas, Easter, Valentines, Baby girl, Baby boy, etc. Create interesting labels using 2x 4 address labels and your computer. You can have fun with this too by adding small graphics and matching the font to your business cards. Be sure to save all those scrap pieces of paper into themes also. A great item for this are those accordion style keepers available at most office supply stores and 12x 12 Paper Envelopes by Cropper Hopper. By saving all those scraps of paper you can use them to make die cuts and punches to match those wonderful pages you are creating. What to do with all those fibers and ribbons ? Place fibers in small plastic bags and store them in your theme containers. Smaller plastic containers work great to store fibers by colors. You can also use recycled clear jars, cleaned and labels removed, and sort by color. Add your creative labels to these also. Photo boxes are a great size for holding spools of ribbon and these come in clear. Another great solution is to hang a small pretty curtain rod on your wall and thread those ribbon spools on the curtain rod. Paper is one of the most important staples and storage is also a major problem for most at home scrapbooking businesses. Paper comes in hundreds of different colors, patterns, textures and weights. It needs to be kept dry and clean, be photo safe and stored in plain sight. Paper can be stored in a wide variety of ways but horizontal is the best. There are lots of wonderful products out there, from wire storage racks to clear stacking plastic trays and are a very good investments. The longest name I have ever come across is Guillermo Oreporemotichovea ( but his friends called him ‘Cy’ … no wonder ) and the most memorable slogan ever adopted, to my knowledge, by a Realtor belongs to an Agent by the name of Bob Bye ( now defunct, possibly of starvation … ) who used to post ads on the paper the likes of ” List with Bob Bye - The Guy with the Tie “. Yet, despite the variety of names and walks of life, all Agents - especially in real estate - must abide to the axioms of the Law of Agency when it comes to fulfilling their professional mandates. An Agent is a person who is authorized to act on another person’s behalf. The person for whom he acts is called his Principal. Because the Agent has authority given to him by the Principal, he can create a legal relationship between the Principal and a third party. For example, a purchasing agent can order goods from a third party on behalf of his principal, so long as the purchase is made within the scope of the agent’s authority. In such instance, the principal must pay for the goods because he is effectively bound by the agent in a contract with the third party. The agent, on the other hand, is not a party to the contract. The relationship between an agent and his principal is created by contract. Under the Agency Contract the agent is given authority to do certain things in his principal’s place. In exchange for the service provided by the agent to act on his principal’s behalf, the principal pays the agent a fee or commission. Agents are not employees. The distinction between an agent and an employee is the degree of control and method of remuneration. A principal tells the agent what he wants and leaves it to the agent how to bring about the result. An employer, on the other hand, tells the employee what to do and how to do it. Furthermore, the agent is usually paid by way of a commission that becomes payable only when he brings in the result. An employee, instead, expects to be remunerated for the number of hours he works regardless of whether or not the result is accomplished. Real Estate Agents are a particular kind of agents. A real estate agent acts on behalf of his principal, almost always the Seller, but can also act on behalf of a Buyer and can, in fact, act on behalf of both Seller and Buyer at the same time subject to certain restrictions. The contract that spells out the terms and conditions of the authority confered by a Seller to the real estate agent is called the Listing Agreement. With the Buyer, the name changes to Buyer’s Agency Agreement. Based upon the wording of the contractual agreement between the principal and the agent, the authority to act confered upon the agent falls into one or more than one of the following categories. The agent’s authority to act can be express, implied, , by ratification, , usual, and apparent, . Express Authority Express authority is the authority given by to the agent by the contract. The contract can be in writing or verbal. Real estate agents are given usually express authority under a Listing Agreement and here in British Columbia all listing agreements involving land or an interest in land ( such as a lease ) must be in writing in order to be enforceable, pursuant to the Real Estate Services Act . It must be understood that a listing agreement is not a contract to sell or otherwise convey an interest in land but, rather, an agreement by and through which one party ( the Agent ) agrees to market an interest in land and the other party ( the Principal ) agrees to pay a commission on completion. Implied Authority Even when precise words are used in the express authority, an agent may find himself in circumstances where the acts he wants to do are not covered by those words. It is sometimes possible to imply authority from the precise words. More specifically, an agent would have implied authority to carry out an act if the agent has no choice but to do it in order to fulfill his express authority. For example, a real estate agent’s authority may be only to sell a certain parcel of land or a certain house for his principal. The agent may wish to show the property to prospective purchasers during the owner’s absence. If the agent had no authority to do so both he and the prospective purchasers would be trespassers and, therefore, liable to the owner in damages. Because showing a property is necessary and incidental to effecting a sale, the agent can imply the authority proximately from his express authority, provided nothing in the contract states otherwise. Authority by Ratification Sometimes an authority can be created retroactively. For example, where an agent enters into a contract on behalf of his principal but the contract is beyond the agent’s express authority, he can be given authority in the past. This is done by ratification. If the principal consents after the fact to be bound by the unauthorized acts of his agent, he has ratified the contract. The end result is, therefore, that the principal is bound by the contract just as if the agent had been so authorized in the first place. Usual Authority Usual authority arises when an agent is engaged by the principal to act in a particular transaction and such transaction is governed by ‘customs of the trade’ . In such case the principal is considered to have consented to the agent acting in accordance with such customs, as long as they are lawful and reasonable and the principal has not indicated otherwise. Apparent Authority Under certain circumstances, furthermore, an agent can bind his principal to a third party even though the agent was not authorized to do so. This arises where a principal has acted in such a way that he leads third parties to believe his agent has authority to perform certain acts on his behalf. If the third party deals with the agent in the bona fide belief that the agent has the authority represented, it is called apparent authority. In general, any person of sound mind can act as an agent, since the agent does not need to have the capacity to contract out that the principal must have ( refer to my Article entitled ‘Fundamentals of Contract Law’ for further information ). As a result, an infant agent ( i.e. an agent under the age of majority ) can negotiate a binding contract between the principal and a third party. The infant agent is, however, a party to the agency contract and could therefore use his own incapacity to contract out to repudiate the agency contract with his own principal.
